data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>La Ley General de Urbanismo y Construcci\u00f3n indica:<\/p>\n<p>Art\u00edculo 41\u00b0 &#8211; \u00abEl Plan Regulador Comunal es un instrumento constituido por un conjunto de normas sobre adecuadas condiciones de higiene y seguridad en los edificios y espacios urbanos, y de comodidas en la relaci\u00f3n funcional entre las zonas habitacionales, de trabajo, equipamiento y esparcimiento.<\/p>\n<p>Sus disposiciones se refieren al uso del suelo o zonificaci\u00f3n, localizaci\u00f3n del equipamiento comunitario, estacionamiento, jerarquizaci\u00f3n de la estructura vial, fijaci\u00f3n de l\u00edmites urbanos, densidades y determinaci\u00f3n de prioridades en la urbanizaci\u00f3n de terrenos para la expansi\u00f3n de la ciudad, en funci\u00f3n de la factibilidad de ampliar o dotar de redes sanitarias y energ\u00e9ticas, y dem\u00e1s aspectos urban\u00edsticos\u00bb.<\/p>\n<p>Art\u00edculo 42\u00b0 &#8211; \u00abEl Plan Regulador Comunal estar\u00e1 compuesto de:<\/p>\n<p>&nbsp; &nbsp; &nbsp;a) Una Memoria explicativa, que contendr\u00e1 los antecedentes socio-econ\u00f3micos; los relativos a crecimiento demogr\u00e1fico, desarrollo industrial y dem\u00e1s antecedentes t\u00e9cnicos que sirvieron de base a las proposiciones y los objetivos, metas y prioridades de las obras b\u00e1sicas proyectadas;<\/p>\n<p>&nbsp; &nbsp; &nbsp;b) Un estudio de factibilidad para ampliar o dotar de agua potable y alcantarillado, en relaci\u00f3n con el crecimiento urbano proyectado, estudio que requerir\u00e1 consulta previa al Servicio Sanitario correspondiente de la Regi\u00f3n;<\/p>\n<p>&nbsp; &nbsp; &nbsp;c) Una Ordenanza Local que contendr\u00e1 las disposiciones reglamentarias pertinentes, y<\/p>\n<p>&nbsp; &nbsp; &nbsp;d) Los planos, que expresan gr\u00e1ficamente las disposiciones sobre uso de suelo, zonificaci\u00f3n, equipamiento, relaciones viales, l\u00edmite urbano, \u00e1reas prioritarias de desarrollo urbano, etc.<\/p>\n<p>Para los efectos de su aprobaci\u00f3n, modificaci\u00f3n y aplicaci\u00f3n, estos documentos constituir\u00e1n un solo cuerpo normativo\u00bb.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t<section
